Selling Real Estate 101

As your realtor, I take my State License seriously. I protect your interests and yours alone, above all else.

Step 1: Understanding the general and hyper-local market conditions 👉🏼

Pricing a house requires a wholistic understanding of the Market. Taking advantage of latest data and trends with a comprehensive view of Buyer-behavior will optimally position your home for a faster sale for more money.

Step 2: Prepping your home.

Very few homes are perfect. I will walk through your home with “buyer-eyes” and offer a short list of repairs or improvements that will yield a higher sales price.

Step 3: Laying out a timeline

Planning to close on the sale of your home requires a specific schedule of events. Getting this schedule off by a single one day can be costly. Under my care, you will move out and seamlessly transition to your new home and hit all your deadlines.

Step 3: Staging your home

If you will be moved out of your home by the time we list your home for sale, you will benefit from my in-house staging company who does an incredible job casting homes in their best possible light for market-readiness.

Step 4: Photography

My photographers the best in the industry. They’ve consistently earned my clients $10,000-40,000 more than my clients expected in the sale of their home. Never hire an agent who takes pics of your home with a flip phone.

Step 5: Pre-marketing and advertising

I will help you evaluate the benefits of “office exclusive” listing and pre-market your house across my brokerage. My team concentrates on selling each others’ listings and we have twice-weekly roundtable meetings discussing all active homes on the market. My brokerage — @properties — is the largest small brokerage in Indiana. We have the best tools of a large brokerage and the communication and team-based identity of a small brokerage.

Step 6: Market the bananas out of your house (and not only a sign in your front yard)

Beyond listing your house for sale on the Multiple Listing Services / Broker Listing Cooperative, Zillow, Redfin, etc, we will have targeted online exposure, strategic digital retargeting, sleek print marketing, and eye-catching email marketing.

Step 7: Hold an Open House

With every open house, I take the prior afternoon to walk the neighborhood with 100-150 mail flyers direct advertising to your neighbors. After you — their cool neighbor — leaves, they will want another cool neighbor. An open house is valuable, and it’s more valuable with your neighbors bringing buyers to your home as well.

Step 8: Accepting an offer

Field all questions and phone calls, schedule buyer’s showing requests. I will assess and articulate the pros/cons of every offer, (price, terms, and conditions) and advise how to best counter offers when necessary. Steps 1-7 above may put you in a position of multiple competing offers, evaluating those clearly will be critical.

Step 9: Navigating the transaction.

Buyers will order an inspection of your home. I will represent and defend your interests, and the value/integrity of your home. I will communicate directly with the buyer’s lender to ensure they will secure financing and keep us on target for our target closing date. I will keep track of progress with the Title company. I will keep all schedules orderly and on track for an on-time, smooth closing day.

Step 10: Closing Day!

You get paid.
